New Canaan continues to see some nice new listings coming on daily. If you’re looking, keep your eyes open, or better yet, sign up on my website to receive listings in your price range the minute they come on the market (under MLS Listing Search)! Some of the highest-quality, well-priced homes are going quickly. Don’t let the active status fool you – many houses have accepted offers but their agents don’t list them as sold until the contracts are signed and the contingencies are dropped. Darien, CT is also nicely adding to its low inventory of homes. The biggest difference between Darien and New Canaan’s new inventory is that many of the new homes coming on are in the lower price ranges. This week’s new listings include condos and single family homes ranging from $499,500 to a new home on Point O’ Woods Road offered at $2,795,000. I know, that’s not low, but the majority of the homes came on under $1,695,000.

New Canaan, CT continues to add to its somewhat depleted inventory by bringing on some fabulous homes in the past week. There were seven new single-family home listings and two new condo listings.

Four properties closed, ranging from 86% to a full 100% of Sale to Original Price ratio.

There are currently 170 single family homes on the market as opposed to last year’s 162, so we can be thankful for a better inventory of homes. One new home worth taking a look at is 29 Mill Road in New Canaan. This stunner has over 7000 sq. ft. and is built by Don White of CT Homes. Don manufactures his own millwork and cabinetry in the Amish Country in Pennsylvania, using the highest-skilled craftsman. 29 Mill Road is beautiful, with every room offering incredible architectural details and spectacular millwork. Darien is starting the spring market with a bang! The inventory has been low lately, but the past week brought 14 new listings to the market. And, they were across the board price-wise, ranging from a low of $688,500 to a high of $4,195,000. Four homes have newly accepted offers and two properties closed. I think the activity will remain strong as long as the weather stays on the mild side. We infamously have a dip in activity when the February vacations begin (wasn’t it just Christmas?), but that’s usually only a slight pause in the market.

Oh, the sweet sound of the phones ringing again! I don’t know if it’s the mild weather, or just pent-up buyers, but baby, those phones are starting to ring. I always say that the early bird gets the worm, and if you apply those sage words of wisdom to real estate… those who list early in the spring market get to take advantage of all the frustrated buyers first. I know it’s not spring yet (a girl can dream), but this IS the beginning of the spring market.

There were some great new listings coming on in New Canaan in the past week, including a 4.350 mil beauty on Clearview Lane. What a pastoral setting.

I’m so happy to share with you a new listing that I have in New Canaan. I work with a wonderful builder named Hemingway Construction. Hemingway was recently the recipient of a prestigious builder’s award called The HOBI Award, for the best new construction home over 5000 square feet. I’ve worked with Hemingway before at a house some of you may have seen at 78 Skyview Lane in New Canaan. I held a Christmas Open House Event there in December of 2010.
